Architectural Control Committee (ACC) Memo


The Brookstone HOA wants to encourage all homeowners to take advantage of the beautiful Texas weather. As you plan changes to your homestead, we wanted to provide afew topline examples of items that require an ACC submission prior to commencing.

FRONT YARD ITEMS REQUIRING APPROVAL

 

  • Creating new flow er beds or altering shape of current ones.
  • The use of landscape pavers, masoned brick, stone or metal landscaping edging for outlining beds. Timbers and plastic products are not allow ed.
  • Installation of all trees, shrubbery or plants. None w ill be allow ed on front easement.
  • Addition of sprinkler systems.
  • Ornamental items like birdbaths, feeders, w indchimes, furniture on areas further than your front patio. All must be maintained in color and structure.
  • Alterations to the home's original color scheme or appearance (painting, roof shingles, solar screens, etc).
  • Adding new doors or screen doors, or alterations to current door (change in color, etc.).
  • Satellite dishes or antennas, to be placed as far back on the home as possible or at fence-level.
  • Lighting on the exterior of the house, including ground lights, or changes to existing hardware.
  • Decorations outside of common holidays, visible for an extended period of time.
  • Any changes or replacement to the fence, other than staining it using the ACC approved color palette.
  • Addition of permanent basketball hoops. All hoops must be maintained in color and structure.

 

OTHER FRONT YARD CONSIDERATIONS

 

  • As a courtesy, trash cans should be concealed as much as possible
  • Flower beds must remain weed free, and contain an acceptable amount of mulch.
  • Yards must be maintained to an acceptable height and color, while remaining weed-free.
  • Yards must be routinely edged along side walks.
  • Trees and shrubs should be regularly pruned.
  • Dead plants, shrubs, trees, flow ers, etc. should promptly be removed.
  • Fences should be maintained structurally, and stained for color and longevity.
  • Overnight visitors should park their vehicles in your drive way, not the street.

 

BACKYARD PROJECTS REQUIRING APPROVAL

  • Projects that are long-term or would be disruptive to your neighbor or their property.
  • Creating new flower beds or altering shape of current ones.
  • Items that will be visible above the 6’ fence line, like birdhouses, play equipment, lattice/trellis, greenhouses, etc.
  • Installation of trees, shrubbery, plants.
  • Constructing storage sheds taller than the 6’ foot fence line, which must be made of brick, or a wood that will be painted to match the existing home color scheme. Placement should be toward the back of property.
  • Installing pools, hot tubs, spas or cabanas.
  • Extending the patio.
  • Adding patio covers or overhangs.
  • Lighting that w ill be placed above ground level (tree lighting, additional flood lights).
  • For backyard projects, the ACC will require materials to be be made of brick, stone, stained wood, lumber or faux wood that will be painted to match the existing home color scheme.
